What It’ll Take To Qualify For An Fha Loan

In late July, the Federal Housing Administration issued new guidance on FHA mortgages, stating that lenders should take extra steps to verify that self-employed applicants are financially sound. The purpose of this guidance, set to remain in effect until at least Nov. 30, 2020, is to protect lenders from borrowers taking out a mortgage, then failing to keep up with it.

To be clear, the absence of a steady, salaried paycheck doesn’t necessarily make a borrower higher-risk. But if you’re self-employed, you may need to take extra steps to get approved for a mortgage between now and late November.

Specifically, be prepared to provide at least one of the following when you apply for an FHA loan:

  • Evidence of current work, such as signed contracts or recurring invoices that indicate that you’re working regularly, and have a certain amount of income to look forward to.
  • Evidence of current business receipts within 10 days of a mortgage note date .
  • Certification that your business is open and operating, and a copy of your business license.
  • A business website showing current operations .

A lot of these guidelines, however, apply to business owners. If you’re self-employed but don’t own a business, only the first item above will apply. Also be prepared to provide:

  • Two years of income tax returns.
  • A letter from your accountant certifying how long you’ve been self-employed.

Months Must Be Stable

In general, the FHA wants your last 12 months of income to be stable. For some lenders, though, this is not enough they want a full two years of stability. This is why it is important to shop around with different lenders that can offer you an FHA loan. What one lender deems unacceptable, another lender might be willing to take the risk on and you will not know unless you give it a try. All lenders and the FHA are in agreement, however, that the last 12 months at a minimum must show increased and steady income. The underwriter is looking for a stable income. So, if it’s not, it can’t be counted. An example could be the sale of an asset like real estate or equipment. If it’s a one-time sale, that wouldn’t be calculated. Another example could be self-employed income from a sales job where there are huge swings in income and gaps with no income. That wouldn’t be counted because it’s not stable.

But keep in mind, seasonal income is different from unstable income. For example, if you have a house painting business and make the majority of your income six months out of the year, that income can be counted. That is, as long as the business is at least two years old, the income can be documented, and it will continue.

Year Employment History And Gaps In Employment

Declining Self

Borrowers do not have to be employed with the same job for the past two years. Borrowers can have multiple jobs in the past two years. Two-year employment history is required and gaps in employment are allowed in qualifying for a mortgage.

The 2-year employment history mean employment history and not continuous employment history.

For example, here is a case scenario:

  • if Borrower A has a full-time job working for Company A
  • and has been working at Company A for six months
  • but was unemployed for 3 years

Borrower A needs to provide one and one-half year of prior employment history prior to his unemployment period.
