Buying Within A Development

If you buy from a builder who is constructing multiple houses within a specific development, a practice called production building, the financing process will be very similar to buying an existing house. In most cases, the builder can arrange financing for youbut make sure it is a competitive offering.

The main difference from other loans is that you apply for your loan when you sign the contract with the builder, but you dont lock in the loan terms until the property is complete.

Fha Investment Property Loan Requirements You Dont Want To Miss

While most investors favor the speed of implementation and cash benefits associated with private money loans, there is a time and a place for alternative forms of financing. That said, are you aware that there are investment property loan requirements that must be met before a loan can be granted to a buyer? FHA loans are a great source of financing, but you need to know everything about them before you proceed.

Are you aware of the that accompany an FHA loan?

Its not uncommon for a property acquired by a loan to serve as collateral, and FHA loans are no exception to the rule. That said, any borrower that stops making payments on an FHA loan runs the risk of losing the property to foreclosure and the lender taking possession of the house. And since lenders arent in the business of holding on to nonperforming assets, you should know that they will sell any property they foreclose on to recoup as much money as they can from the defaulted loan. Thats why its so important to know the investment property loan requirements that come with an FHA loan.

Fha Loan Down Payments For Investment Properties

You can usually make a down payment as low as 3.5% of the purchase price when you have a of at least 580 and higher. You typically have to make a 10% down payment when your credit score is below 580.

For example, pretend you want to buy a duplex that costs $375,000. With a credit score of 580, you might be able to make a $13,125 down payment. With a credit score lower than 580, your down payment might be $37,500.

Final Thoughts On Fha Loan For Rental Property

An FHA loan for rental property may be good for a new investor without much cash. If you are just starting out investing in real estate and you do not have much cash it may be your only option. If you do this then make sure you run the numbers and double-check them to make sure you can live in a unit and still have positive cash flow. The other type of investor who should think about FHA loans are people who want to live in a unit permanently and use the property for supplemental cash rather than a business.

On the other hand, if you have liquid assets, want to invest in larger properties, and/or want to maximize returns then FHA loans are not for you. The government specifically made the requirements to discourage investors from using these loans.

Should You Flip Or Rent

Should you flip houses or purchase rental properties?

It all depends on your goals, and to what degree you can leverage your skills, expertise and your current financial situation.

In general, house flipping is usually the bigger gamble because these deals hinge on whether property values will rise in the near future. Although price depreciation is never a good thing for property owners, stable and/or falling prices have less impact on someone whose main source of income comes from rents versus a fast resale of a property.

In mid-2017, the highest flipping returns were in Pittsburgh, at 146.6% Baton Rouge, LA, at 120.3% Philadelphia, at 114% Harrisburg, PA, at 103.3% and Cleveland, at 101.8%, according to ATTOM Data Solutions. These cities topped the list because they had lots of affordable, older homes that could be quickly renovated. At the same time, housing prices there were also rising.

For rental properties, the best markets in early 2017 were Cleveland, with an 11.5% annual return Cincinnati, at 9.8% Columbia, SC, at 8.6% Memphis, TN, at 8.5% and Richmond, VA, at 8.2%. The worst markets were generally located in the biggest cities on either coast, where real estate prices have long been sky high.

But local markets are always changing. Like any other type of investment, real estate carries both risks and rewards. You can reduce the risks by thoroughly researching markets and your financing options, but you can never entirely eliminate them.

Hedge Against Other Investments

Real estate values are a bit steadier than investments like stocks. Inflation causes the value of stocks to drop but the value of a multifamily property will likely hold steady and in many cases increase in value. The rental property business cant be outsourced and there is always a need for housing.

2021 Can you Buy a Modular Home With an FHA Loan?

FHA guidelines will require the lender to use the net income plus depreciation from schedule E of your tax returns and then divide by 12. The fact that they allow you to add depreciation back into the calculation helps you to qualify because it boosts your gross monthly income.

If the rental property is new and you do not have a tax return to provide yet, the lender will then use 75% of the rental income on your loan application. Keep in mind that you may be required to provide copies of the leases along with proof of bank deposits.

HUD 4000.1 also says: The lender may consider Rental Income from existing and prospective tenants if documented in accordance with the following requirements. Rental Income from the subject Property may be considered Effective Income when the Property is a two- to four-unit dwelling, or an acceptable one- to four-unit Investment Property.

    Two- to Four-Units

The FHA lender will need to verify the propose rental income by securing an appraisal detailing the fair market rental value. If there are any existing leases for the property, those can be used in lieu of the appraisal.

Opt For A Larger Down Payment Where Possible

Whenever possible, reduce the interest rate in exchange for a larger down payment. In some cases, it might also make sense to pay upfront fees to lower the rate. If you apply for a big loan, and plan to hold the property for a long time, paying upfront fees and/or a higher down payment could trim thousands of dollars from your repayment total.

Fha Loan Limits For Investment Properties

FHA loans also have limits which put a cap on the amount of money you can borrow with an FHA loan to buy a home. These limits vary by county across the United States and are based on the median price of houses in that county.

The good news is these limits are higher for two-family, three-family, and four-family homes compared to single-family homes. This means you may be able to buy a more expensive home with an FHA loan if that property also contains rental units.

For example, pretend you wanted to buy a property in Cook County, Illinois. For 2021, the single-family home loan limit in Cook County is $379,500. The limit for a two-family home is $485,800. The limit for a three-family home is $587,250 and the limit for a four-family home is $729,800. Learn more about FHA loan limits.
