Can I Get A Va Loan With Bad Credit

VA loan with Bad Credit – How to Find a Lender
  • The VA doesn’t set a minimum credit score for VA loans. But lenders want credit worthy applicants. Get the facts on how to get a VA loan with bad credit.

As an active-duty service member, veteran, or surviving spouse, you may be eligible for a VA loan. But military life is challenging, and that’s often reflected in your finances. Its not uncommon for service members to struggle with their credit. So, you may find yourself asking how to get a VA loan with bad credit.

Bad credit makes any loan more difficult to obtain, but it is possible to qualify for a VA home loan with less-than-stellar credit. But keep in mind, if you are approved with poor credit, your loan terms wont be optimal. So, the better option is to work on improving your credit before pursuing that loan.

Va Home Loans For Those Who Have Experienced Foreclosure Or Bankruptcy

VA mortgages are definitely possible for those who have experienced a foreclosure or bankruptcy but there are many variables that may affect the transaction. The first and most important thing to know is that in the wake of a bankruptcy or foreclosure action, there is a mandatory waiting period borrowers must sit out before they are permitted to even apply for a new mortgage.

This is known in the industry as a seasoning period and borrowers should know that it does NOT begin when the bankruptcy is FILED, or the foreclosure is INITIATED, but rather once the procedure has been fully discharged. That means if the home is still in the owners name following a foreclosure action, the seasoning period has NOT started yet and the full duration of the waiting time will apply.

This waiting period may vary in length depending on the nature of the proceeding, the lenders standards, state law, and other variables.

VA home loan rules also state that the borrower must, during the seasoning period, work on establishing acceptable credit patterns and responsible use of credit.

Why Some Va Lenders Do Not Accept Poor Credit

VA lenders are protected from part of the loss in the event of a foreclosure or default. The amount they are insured for by the VA based upon your entitlement calculation so it is not a 100% coverage or guarantee by the VA.

The coverage against loss is good for the lenders but they are still not covered 100%. They are also in the business of making money and if the borrower is not making the mortgage payments, then the lender still has some risk. It is for this reason why lenders have their own credit score minimums.

Borrowers with lower credit scores typically struggle to make debt payments which is why their credit scores are lower. Lenders do not have an appetite for dealing with late payments and starting the foreclosure process is not good business for VA lenders.

Fixing Low Credit Scores

Borrowers with low credit scores should avoid paying third parties for dubious credit repair schemes. There are several things you can do yourself to improve your credit score for free.

What are these things? Work to establish a minimum of 12 months of on-time payments on ALL financial obligations. Dont bother applying for a home loan without this 12 month payment record if you are concerned about your ability to get approved for a home loan due to credit issues. The on-time payment record will go a long way toward improving your credit scores, but it takes time.

Your debt ratio is just as important as your credit score when it comes to home loan approval. If more than 40% of your income is taken up by your monthly financial obligations, you should work on lowering that percentage long before applying for a new home loan of any kind, VA or not. Lowering your debt ratio can help improve your FICO scores.

If you carry credit card balances above the 50% mark you should work on reducing those balances below the halfway mark on all cards where possible. This not only lowers your debt ratio but also helps your credit score.

What Is A Heloc

A home equity line of credit, or HELOC, works like a credit card where you have an account where you can withdraw funds from an account on an as-needed basis.

One of the benefits of HELOC over a home-equity loan is that you are only charged interest on the money you borrow.

Whereas a home equity loan, you are given a lump sum of money and charged interest on all of it. You cannot borrow more than the credit limit and will have to repay the loan in monthly installments.

The program eligibility page of the VA’s website states that borrowers need “suitable credit,” which is ultimately determined by individual lenders through the mortgage underwriting process. Most lenders impose minimum credit scores on top of the VA’s guidelines. The stricter credit rules are known as overlays.
