FHA and VA loans are the only two mortgage loan programs that allow borrowers with credit scores down to 500 FICO. However, all government and conventional loan programs consider recent late payments in the past 12 months a deal killer. However, FHA loans are the only loan program that will render an approve/eligible per automated underwriting system if and only if the borrower puts a substantial down payment. A borrower with a 500 credit score and recent late payments in the past 12 months can probably get a guaranteed AUS approval with a 20% down payment. Not VA loans, though. VA loans do not care the amount of down payment a veteran will put down if the borrower has late payments in the past 12 months.

Lenders are willing to offer FHA loans because they know that in the worst case scenario, where they have to foreclose on a home, the FHA will pay them back. That’s why you’ll sometimes see the FHA described as insuring home loans.
That FHA backing is funded by you, the homeowner, via FHA mortgage insurance. You’ll be required to make an upfront mortgage insurance premium equal to 1.75% of the loan amount at closing, though this can be rolled into the loan. After that, you’ll make monthly mortgage insurance payments. If your down payment is 10% or more, you’ll have to make these payments for 11 years.
But if you make a down payment of less than 10% on an FHA loan, the only way to get out of paying monthly FHA mortgage insurance is to refinance into a conventional loan. FHA mortgage insurance can’t be canceled the way private mortgage insurance can. The amount of insurance you’ll pay is calculated based on the length and total cost of your mortgage as well as the amount of your down payment.

As weve mentioned, one of the benefits of a Florida FHA loan is that you can still qualify with a low credit score. However, your credit score still has a major impact on the type of loan you qualify for.
For example, with a credit score of 580 or higher, you can qualify for a down payment as low as 3.5%. Any lower than 580, and youre looking at a down payment of around 10%. Either way, thats still much lower than the average down payment for a home with a traditional mortgage, which is around 20%.
If your credit score is lower than 580, its well worth it to spend some time trying to improve your score before you apply for an FHA loan. Not only will you be able to qualify for a lower down payment, but you might also be able to qualify for lower interest rates depending on your lender.
