As part of the home appraisal process, the appraiser evaluates the suitability and conformity of the home to the neighborhood. The home must be suitable for the stated purpose: meaning a single-family home must be suitable for a single family to live in, and not be a commercial building that doesnt accommodate residential needs.
Conformity to the neighborhood centers around marketability concerns. Remember that a key element of an appraisal is determining the homes value. Part of a propertys value is tied to whether it fits in with the surrounding area.
A house that generally conforms to the neighborhood in size, design, and appearance will generally command and hold value in accordance with the neighborhood. That doesnt mean that the size, design, and appearance has to exactly match other homes in the neighborhood.
But if every other house on the street is a Craftsman-style home built in the early 20th century, then a modern, shipping container build while interesting and potentially eco-friendly will raise some eyebrows and may not have good resale value.
The differences dont even have to be that extreme. A home that is similar in style but significantly smaller than surrounding homes may not be desirable to potential buyers. Meanwhile, a home that is significantly larger than its neighbors may be outside the budget for most homebuyers looking in that area.

Fha Loan Income Requirements
There is no minimum or maximum salary that will qualify you for or prevent you from getting an FHA-insured mortgage. However, you must:
Have at least two established credit accounts. For example, a credit card and a car loan.
Not have delinquent federal debt or judgments, tax-related or otherwise, or debt associated with past FHA-insured mortgages.
Account for cash gifts that help with the down payment. That can include money from a friend or family member, a charity, your employer or union, or from a government agency. These gifts must be verified in writing, signed and dated by the donor.

2/4/2020 This blog entry, originally written in 2011 has been one of the most read posts on my site. While FHA loans are still an incredibly good choice for many buyers, there are now some 3% down payment conventional loans that are also extremely popular.
I did want to point out, as I edit this post, that, at least in our busy area, its definitely far less likely that a Seller will assist with a Buyers closing costs. The market is HOT, with multiple offers and Sellers are just less willing to pay anything out of pocket except their own expenses.
In my practice, FHA loans are used for a large chunk of home purchases. Without a doubt, an FHA 203 can be a logical choice, especially for folks with credit scores below about 680 or so. With FHAs awesome interest rates, the low minimum down payment requirement of only 3 1/2% and closing costs running right around 3% of the purchase price, FHA financing makes a home buying possible for many many buyers.

The U.S. Department of Housing and Urban Development , which houses the FHA loan program, is pretty cut and dry on this one. If your credit score is:
- Between 500 and 579, youll need to put 10 percent down.

You Have To Pay Two Types Of Mortgage Insurance
Many mortgage lenders consider FHA loans a higher risk. Because of this, the Department of Housing and Urban Development , which manages the FHA program, requires that the buyer pays for mortgage insurance. The purpose of FHA mortgage insurance is to protect the lender in case of default.
With an FHA mortgage, buyers have to pay for not one but two mortgage insurance premiums :
1. Upfront mortgage insurance premium
This mortgage insurance premium has to be paid within 10 calendar days of mortgage closing or disbursement date. The cost is typically 1.75% of the base loan amount.
2. Annual mortgage insurance premium

When you reach 20% home equity, you can also ask for the PMI to be canceled. You cannot do this with FHA loans.
