These loans are often referred to as one-time-close construction loans. This is because you finance the building of the house and the finished result all at one time.
The benefits of construction to permanent loans:
- Only pay closing costs once
- Lock in your interest rate at the time of building
- Removes the hassle of closing twice
The cons of construction-to-permanent loans are that the interest rates are often higher. Also, because you lock your rate in early on, youll be stuck with the rate you originally received.
This could make your monthly payment higher than just doing a construction-only loan and closing twice.
Borrow Extra Money To Renovate
If youre buying a property or refinancing an existing home loan, you may have the option to borrow a little more than youd normally need and use this extra cash to pay for renovations.
Keep in mind that getting a bigger loan may require you to hold a bigger deposit or more equity, especially if you want to avoid paying for Lenders Mortgage Insurance . Also, a bigger loan means making bigger repayments, costing you more from month to month.
Finally, by paying interest on the cost of your renovation over a term of 20 to 30 years, your project could ultimately end up costing a lot more in the long term than it would by paying for it upfront.

Can You Pay That Off
How you pay off your mortgage insurance depends on the type of coverage you have. Some lenders may allow you to end PMI coverage once your home has built enough equity. While you pay PMI, you have three methods of payment:

Can You Use A Construction Loan To Buy Land
An FHA construction loan covers all of the costs associated with the build, including the land, plans, permits, fees, labor, and materials. This is good news for FHA borrowers who may not have the financial means to purchase the land or take on an additional loan.
An FHA construction loan may be used to purchase the land so long as the property is going to have a home built on it, said Eric Nerhood, owner of Premier Property Buyers, a company that buys, repairs, and sells homes. Once the home is built, the construction loan will roll into a traditional mortgage.
Fha Construction Loan Requirements
Several rules apply to FHA constructiontopermanent loans, including requirements for the borrower, the property, and the contractor.
- Down payment of at least 3.5%. This is the minimum for FHA financing
- Technically, you only need a 580 FICO score to qualify with FHA. However, Mushlin says that in his experience, a higher credit score of at least 640 is usually needed for the FHA construction program
- Clean credit history. You must not have experienced bankruptcy in the last two years
- Debt-to-income ratio below 43%. That means your monthly debts including future mortgage payments dont take up more than 43% of your monthly pretax income
- You will need to verify two years of employment and income. For W2 borrowers, that means the last 60 days of pay stubs, the last two years of W2s, and your last two annual tax returns. Selfemployed borrowers will need to provide the last two years of full personal and business tax returns as well as all tax schedules involved
In addition, all FHA borrowers are required to pay mortgage insurance premium , which protects the lender in case of foreclosure.
FHA MIP has an upfront cost equal to 1.75% of the loan amount as well as an annual charge typically equal to 0.85% of the loan amount and paid monthly.
MIP is usually required for the life of the loan. However, homeowners can often refinance to cancel mortgage insurance and lower their monthly payments once they have 20% home equity.

Fha Home Loans: What Kind Of House Can I Buy Or Build
FHA loan rules in HUD 4000.1 include guidelines for lenders explaining what types of property are eligible, and what types are ineligible, for an FHA mortgage.
You might not realize at first that an FHA mortgage can be used for properties other than typical suburban homes FHA mortgages can be used to buy or build a typical family house, but also to purchase condo units, manufactured housing, and much more.
The list of property types you can choose from includes the previously mentioned types but also:
- detached or semi-detached dwellings
- townhouses or row houses
- individual units within FHA-approved Condominium Projects
You can buy existing construction, new construction that has never been occupied, or have a home built from scratch using an FHA One-Time Close construction loan.
What some dont realize is that in addition to the property types mentioned above, the FHA and HUD also have guidelines for specific homes that cannot be purchased or built using an FHA mortgage.
To qualify for an FHA mortgage, the home must be a single-family residence, but the property can have as many as four living units. However, not all lenders offer FHA mortgage on all technically allowable properties. Some may choose not to offer a One-Time Close Construction loan, for example, for multi-unit houses.
That means a borrower will have to shop around to find a participating FHA lender to see what loans are available from that financial institution and what the terms and conditions might be.
Requirements For An Fha Construction Loan
- A debt-to-income ratio that is 43 percent or lower
- Minimum down payment of 3.5 percentâalternatively, if your credit score is below 580, a minimum down payment of at least ten percent
- Confirm that the desired loan amount does not exceed any FHA loan limits
- If applicable, documentation proving that your project will be done with a licensed contractor

What Is It Like To Get An Fha Loan Right Now
Although HUD’s minimum requirements for FHA loans havent changed, FHA-approved lenders seem to favor applicants with higher credit scores. Over 71% of FHA borrowers had FICO scores of 650 or above in September 2021, with an average score of 676 for FHA purchase loans, according to data from ICE Mortgage Technology.
On average, it took longer to close an FHA purchase loan in September 2021 than in September 2020 52 days compared with 49 days a year earlier. Conventional purchase loans, meanwhile, closed in an average of 49 days in September 2021, according to ICE data.
The most recent HUD data shows that over 33% of FHA loans were for amounts between $250,000 and $399,000 by far the most common range. Over 68% of FHA loans issued during this period covered at least 96% of the homes estimated value, implying that most FHA buyers are making the minimum FHA down payment of 3.5%.
The One Time Close Option
With one-time-close, you can close on your construction loan and your mortgage in one go, saving time and paperwork.
How it Works
Typically, custom home financing is a two-part process. First, you apply for a loan for your supplies and labor, then you apply for a mortgage to pay off those costs. The one-time-close program rolls both steps into a single application for financing. 5
Borrowers who are contracted with a builder who is a licensed contractor may be eligible to use this program. Additionally, the borrower can act as their own general contractor if they are appropriately credentialed.
This program also requires the borrower to have owned the lot for less than 6 months, or to purchase the lot as a part of the closing
Pros and Cons
This program is great for FHA borrowers who want to build a custom home. That being said, custom homes can take longer and cost more than new construction that is part of an existing development. Since the FHA takes a greater risk in financing both the construction and the mortgage in this case, be prepared to meet stricter credit and qualification requirements.
Getting preapproved by a lender who is familiar with the FHA one-time-close program is the first step.

Who Should Use An Fha Loan
The FHA loan program offers a unique opportunity for those with less-than-perfect credit to get approved in situations they otherwise wouldnât.

However, there are risks involved. Chiefly, if you default on personal your loan, this could mean losing your security in this case, your house. Additionally, personal loans often have higher interest rates than most home loans.
