USDA loans were created to help low- to moderate-income rural and suburban Americans get mortgages. The loans are guaranteed by the U.S. Department of Agriculture and feature low fixed interest rates.

In addition to the no-down-payment feature, the loans also don’t require you to pay mortgage insurance. Instead, you will have to pay an upfront 1% guarantee fee and an annual 0.35% fee.

But the sum of those fees still tends to be lower in the long run than the mortgage insurance costs associated with other types of loans.

To qualify for the USDA loan program, a home must be in a rural area, but there’s a lot of leeway on the definition of “rural” many suburban areas count, too.

  • You must attend a class on home buying and finances.
  • You must live in the home for a certain number of years .

In recent years, non-banking lenders like Guaranteed Rate, LoanDepot and Rocket Mortgage have become some of the biggest players in the mortgage industry. They may not offer or be familiar with every available low-down-payment loan program, so its always worth beginning any conversation by asking about specific products.

Not all credit unions are hyperlocal or exclusive. The Pentagon Federal Credit Union, for instance, which is among the top-35 mortgage lenders, will let anyone join.

Westerra, a Denver-based credit union with similarly loose requirements, has a low-down-payment product for Colorado homes that requires just 3 percent down. Notably, it has no income cap.

Banks especially larger ones often have their own proprietary low-down-payment products, including Chase and Bank of America, which will let eligible applicants put no money down.

U.S. Banks low-down-payment American Dream loan has a very particular requirement: It requires borrowers to take a course.

No Down Payment Mistakes To Avoid

Another mortgage loan that allows you to finance 100% of the homes cost is the VA home loan. This loan is available to applicants typically with at least two years of former military experience, or 90 days if still serving.

VA loans have very low rates usually even lower than conventional loans. And they dont require a monthly mortgage insurance fee like USDA, FHA or conventional loans.

When compared to any other low down payment mortgage, VA home loans are typically the most affordable in upfront as well as monthly costs.

Youll need to pay an upfront VA funding fee but it will almost always be less than the cost of private mortgage insurance or a down payment.

With a VA loan, you can buy a home with zero down and have the seller pay some or all of your closing costs, meaning you could own a home with no money out-of-pocket.

Lenders typically allow lower credit scores on VA loans as well. While most mortgage lenders require just a 640 score, some allow you to have a score as low as 620.

How Do I Apply For Down Payment Assistance

The first step is to determine which down payment assistance program you are eligible for. For example, you might only find first-time homebuyer programs in your state. Once you find a program, the application should be readily available for you to fill out. Be prepared to provide extensive information about your income.

Low Down Payment Options

Home buyers have several low down payment mortgage options.

Conventional Loans

To qualify for a conventional loan, you may be eligible with as little as 3% down. However, you will be required to pay for PMI until you reach 20% equity in your home.

For example, if you want to purchase a $200,000 home, $6,000 would represent a 3% down payment. In general, youll need a of at least 620 and a debt-to-income ratio of less than 50%.

FHA loans

FHA loans are backed by the Federal Housing Administration and only require a 3.5% minimum down payment. If your credit score is below 580, you may be required to put down at least 10%. Keep in mind, some lenders require a minimum credit score of 580. These loans can be good options for individuals with low to moderate incomes.

To qualify for an FHA loan, you must plan to use the home as your primary residence and the property must also meet FHA livability standards. This involves passing a mortgage appraisal process. Plus, you must move in within 60 days of closing.

If your down payment is more than 10%, youll pay mortgage insurance for 11 years. If your down payment is less than 10%, youll have to pay for mortgage insurance throughout the life of the loan unless you refinance to a conventional loan once you have 20% equity.

How Do I Know If A Zero

If you meet the requirements and can qualify for a USDA, VA, FHA, HomeReady® or Home Possible®loan, not having to pay an enormous down payment is definitely an advantage, especially if you still have to pay closing costs. Avoiding or reducing your down payment means you have savings to fall back on when emergencies arise.

This is a good thing to keep in mind if you’re on the fence about your down payment strategy. It isnt necessarily a better financial decision to put more money down than less. Making the full 20% down payment and avoiding PMI isnt ideal if it means emptying your savings account.
