The mortgage underwriting process isn’t something most people enjoy. It often feels like a long trip to the dentist. You gather the documentation required to get a mortgage. You hand the info over to your loan officer. The underwriters then review your files for completeness and accuracy.

You hope you covered everything, but almost everyone messes something up. Maybe they forget to check some box, or they omit a statement. They might even just miss a signature. Don’t worry. Your lender will request any missing documents or signatures and ask you to clear up any issues as needed.

It can be a headache, but it helps if you know what’s coming and how to be ready for it. Here’s what to expect of the underwriting process.

Formal Approval To Settlement

Once a valuation has been undertaken and youve been formally approved, you can sign the contract of sale, with help from your conveyancer.

At this stage, you should negotiate the settlement date.

The time between getting formal approval and signing the contract of sale will come down to how organised you and the vendor are. Typically, the vendors conveyancer will send the contract of sale to your conveyancer and youll then organise a date to have a meeting to discuss the terms. Expect this to take 1-2 days so youre not rushing into the sale.

Meanwhile, the bank will be preparing the loan offer documents for you to sign.This can take anywhere from 2-7 days! During this time, the lender may ask for additional or updated documents, so be prepared.

Its important to sign and return the loan contract as soon as possible.

The Value And Condition Of The Home

Finally, lenders want to make sure the home you’re buying is in good condition and is worth what you’re paying for it. Typically, a home inspection and home appraisal are both required to ensure the lender isn’t giving you money to enter into a bad real estate deal.

If the home inspection reveals major problems, the issues may need to be fixed before the loan can close. And the appraised value of the home determines how much the lender will allow you to borrow.

If you want to pay $150,000 for a house that appraises only for $100,000, the lender won’t lend to you based on the full amount. They’ll lend you a percentage of the $100,000 appraised value — and you’d need to come up with not only the down payment but also the extra $50,000 you agreed to pay.

If a home appraises for less than you’ve offered for it, you’ll usually want to negotiate the price down or walk away from the transaction as there’s no reason to overpay for real estate. Your purchase agreement should have a clause in it specifying that you can walk away from the transaction without penalty if you can’t secure financing.

Secured loans need collateral to be approved. If you get a secured loan against your car title, the lender will repossess your car if you dont pay. With a home loan, the property itself can be foreclosed on if you cant pay, but lenders take a risk of big losses if they have to auction off the house. If you make a large down payment, you make it less risky for the lender since they can make their money back even if they auction your home off at below-market prices.

Lenders also want to see that you have cash reserves left after you make your down payment. Taxes, moving expenses, home repairsthese things can take a bite out of your savings, and lenders know that. They want to be sure you have enough cash on hand to get through the first few months of homeownership and arent going to have trouble making your payments right away.

Qualifying Income Isnt Enough

While your credit score doesnt factor in your income at all, lenders will look at this closely. Besides your employment history, which we have established should be as stable as possible, your income should be regular and sufficient to let you afford your loan payments.

Not all income will count only qualifying income is included when calculating your debt-to-income ratio . If you get cash income that isnt reported, or certain bonuses and commissions, they may not help you with a loan approval. Self-employed people will have to work extra hard to get their income to count toward the application.
