What To Expect And How Long It Takes
The Balance / Ellen Lindner
The mortgage underwriting process isn’t something most people enjoy. It often feels like a long trip to the dentist. You gather the documentation required to get a mortgage. You hand the info over to your loan officer. The underwriters then review your files for completeness and accuracy.
You hope you covered everything, but almost everyone messes something up. Maybe they forget to check some box, or they omit a statement. They might even just miss a signature. Don’t worry. Your lender will request any missing documents or signatures and ask you to clear up any issues as needed.
It can be a headache, but it helps if you know what’s coming and how to be ready for it. Here’s what to expect of the underwriting process.
Formal Approval To Settlement
Once a valuation has been undertaken and youve been formally approved, you can sign the contract of sale, with help from your conveyancer.
At this stage, you should negotiate the settlement date.
The time between getting formal approval and signing the contract of sale will come down to how organised you and the vendor are. Typically, the vendors conveyancer will send the contract of sale to your conveyancer and youll then organise a date to have a meeting to discuss the terms. Expect this to take 1-2 days so youre not rushing into the sale.
Meanwhile, the bank will be preparing the loan offer documents for you to sign. This can take anywhere from 2-7 days! During this time, the lender may ask for additional or updated documents, so be prepared.
Its important to sign and return the loan contract as soon as possible.

The Value And Condition Of The Home
Finally, lenders want to make sure the home you’re buying is in good condition and is worth what you’re paying for it. Typically, a home inspection and home appraisal are both required to ensure the lender isn’t giving you money to enter into a bad real estate deal.
If the home inspection reveals major problems, the issues may need to be fixed before the loan can close. And the appraised value of the home determines how much the lender will allow you to borrow.
If you want to pay $150,000 for a house that appraises only for $100,000, the lender won’t lend to you based on the full amount. They’ll lend you a percentage of the $100,000 appraised value — and you’d need to come up with not only the down payment but also the extra $50,000 you agreed to pay.
If a home appraises for less than you’ve offered for it, you’ll usually want to negotiate the price down or walk away from the transaction as there’s no reason to overpay for real estate. Your purchase agreement should have a clause in it specifying that you can walk away from the transaction without penalty if you can’t secure financing.

Risk For The Lender Is Too High
Secured loans need collateral to be approved. If you get a secured loan against your car title, the lender will repossess your car if you dont pay. With a home loan, the property itself can be foreclosed on if you cant pay, but lenders take a risk of big losses if they have to auction off the house. If you make a large down payment, you make it less risky for the lender since they can make their money back even if they auction your home off at below-market prices.
Lenders also want to see that you have cash reserves left after you make your down payment. Taxes, moving expenses, home repairsthese things can take a bite out of your savings, and lenders know that. They want to be sure you have enough cash on hand to get through the first few months of homeownership and arent going to have trouble making your payments right away.
What you can do:
Save up to build the biggest down payment you can, and set aside cash reserves to make sure you can truly afford home ownership.
Home Inspection & Final Negotiations: Approximately 3
Your home inspection appointment will take a few hours once its scheduled. The schedule will depend on the home inspectors availability. If the home is currently occupied, the schedule will also depend on the owners availability to allow the inspector inside.
Once your inspection is complete and youve reviewed the results, youll usually have the opportunity to negotiate repairs with the seller. This can take a few days to complete.

Whats Included In Your Mortgage Payment
Current mortgage interest rates are an important part of the equation.
An interest rate change of just 1 percentage point, for example, could raise or lower your purchasing power by tens of thousands of dollars.
Similarly, real estate property taxes affect your payment amount. They may be lower in some neighborhoods or cities in your region. And, association dues for a condo can vary from building to building.
Homeowners insurance premiums may also be part of your monthly payment.
When you focus on a maximum monthly payment instead of a maximum home purchase price, you can be sure youve made a budget that accounts for all your ongoing housing costs not just mortgage principal and interest.
Youll also need to figure out how much you have in savings. This will inform how much you have for your down payment and closing costs.
Getting Started With Underwriting
When you begin the underwriting process, youll probably be quizzed right off the bat about any large deposits in your checking or savings accounts or how much of your 401 plan is vested, especially if you’re planning on making a down payment of less than 20%. This is standard, so it’s nothing to be concerned about. Be quick with your answers and any additional information. It will get the process moving.

Factors That Determine If You’ll Be Approved For A Mortgage
If you think now is a good time to buy a home, chances are good you’ll need a mortgage. Mortgages can come from banks, credit unions, or other financial institutions — but any lender is going to want to make sure you meet some basic qualifying criteria before they give money to buy a house.
There’s variation in specific requirements from one lender to another, and also variation based on the type of mortgage you get. For example, the Veterans Administration and the Federal Housing Administration guarantee loans for eligible borrowers. This means the government insures the loan, so a lender won’t face financial loss and is more willing to lend to risky borrowers.
In general, however, you’ll typically have to meet certain criteria for any mortgage lender before you can get approved for a loan. Here are some of the key factors that determine whether a lender will give you a mortgage.
You Earn Less Than The Sga Amount
To qualify for disability, you must earn less than the substantial gainful activity amount. For 2022, this amount is $1,350 for non-blind applicants and $2,260 for blind applicants. If you are earning less than these amounts, it is a good sign that you cannot perform a substantial gainful activity due to your disability. Earning less than this amount will not automatically qualify you for benefits, but earning more than this amount will disqualify your Social Security disability claim.

You Provided Substantial Evidence For Severe Medical Condition
Medical evidence supporting your claim is a crucial requirement. Submitting medical records and proof of treatment is critical in getting your claim approved. To determine the severity of your disability, the Social Security Administration will refer to these records.
To strengthen your claim, make sure to keep the following documents in hand:
- Record of medical history
- Description of treatments
- Prescription drug receipts
Ensure that you include any relevant medical records, including documents related to your conditions and impairments. You dont need to submit outdated and irrelevant information, such as an injury that healed 10 years ago.
In addition, finding a supportive doctor willing to fill out a work-related disability questionnaire or write a letter on your behalf can make a real difference to your case. Talking to your doctors early on about your disability claim is vital when considering applying for benefits.
Standard Home Loan Approval Period
Buying a property can be a life-changing experience, but applying for a home loan to secure that property can be daunting if youre new to the process.
Getting a home loan takes about 4-6 weeks, from application submission to settlement. This, of course, could vary depending on the complexity of your loan or the type of lender you are applying with.
To ensure your home loan gets approved in 4-6 weeks, you must first make yourself aware of the various phases in the home loan application process. Then, you can look into what you can do to speed up the process from your end.

What Is A Conditional Approval Loan
A conditional approval is the first level of approval from your loan provider. It means that your application has successfully gone through the first screening process.
The fact that it has been conditionally approved means that there was nothing that raised any alarms during the initial process and the lender has found no reason to turn you down yet. Things that are looked at during the first screening phase include your credit history, your personal debt, and your income. As your application moves on to the next phase, it will be looked at in more detail. Getting a conditional approval is definitely good news but you should not start to celebrate just yet.
How Long After Final Disclosure Can You Close
The 3-day foreclosure statement rule now gives you plenty of time to review the final terms of your loan before signing the foreclosure documents. Due to the 3-day rule, the sequence of events leading to a closure application should be relatively predictable.
What happens after final closing disclosure?
What happens after closing? Three business days after you receive your closing request, you’ll use a cashier’s check or bank transfer to send the billing company the money you’ll need to bring to your closing table, such as a deposit and closing costs.
Do you have to close 3 days after closing disclosure?
Your lender is required to send you a foreclosure notice, which you must receive at least three business days before the foreclosure. Only sign your closing documents after you have carefully reviewed all the terms in the closing application and compared them with your loan rating.
Does closing disclosure mean loan is approved?
The 3-day foreclosure statement rule now gives you plenty of time to review the final terms of your loan before signing the foreclosure documents. This means that the validation, assessment, insurance and calculation of all third party fees will be completed before the closure application is issued.

Rebalance Your Debts And Income
Loan applications ask for your annual income, and you can include money earned from part-time work. Consider increasing your income by starting a side hustle or working toward a raise at your full-time job.
Also, do what you can to pay down debt.
Boosting your income and lowering your debt improves your debt-to-income ratio, which is the percentage of your monthly debt payments divided by monthly income. Not all lenders have strict DTI requirements, but a lower ratio shows that your current debt is under control and you can take on more.

If Your Loan Is Approved
When all underwriting requirements are met and your loan is approved, youll often receive a commitment letter, indicating your loan program, loan amount, loan term, and interest rate. At that point, certain inspections and other activities need to happen, including a final pull of your credit report, an appraisal, and a title search.
Final credit check
When the lender pulls your credit, its important that your credit score and revolving debt payments havent changed much. In other words, dont make any large purchases that could raise your DTI or lower your credit score once youve applied for a mortgage.
The lender will order an appraisal to determine if the amount youve offered to pay for the property is appropriate based on the homes condition and comparable homes in the neighborhood.
If the home appraises at the sales price, everybodys happy.
If it comes in too low, the seller may need to lower the price to the appraised value to keep the deal moving forward, or the lender may be able to dispute the appraisal. Talk to your loan officer and real estate agent about the best approach for your specific situation.
The lender will also order a title search to make sure the property can be legally transferred. A title company will check for any claims, liens, easement rights, zoning ordinances, pending legal action, unpaid taxes and restrictive covenants.

Qualifying Income Isnt Enough
While your credit score doesnt factor in your income at all, lenders will look at this closely. Besides your employment history, which we have established should be as stable as possible, your income should be regular and sufficient to let you afford your loan payments.
Not all income will count only qualifying income is included when calculating your debt-to-income ratio . If you get cash income that isnt reported, or certain bonuses and commissions, they may not help you with a loan approval. Self-employed people will have to work extra hard to get their income to count toward the application.
Any change in your income after you get pre-approval will derail the loan process. Any large, recent deposits or bank transfers will trigger questions from your underwriter. They will want to document when and where the money came from, and this will slow down the process.
Dont make random transfers or deposits once the loan process begins, maintain the status quo! The only deposits your lender should see are your regular, predictable paychecks . Unusual transactions should be avoided during this part of the borrowing process. If you cant properly document your income, youll be more likely to be rejected.
What you can do:
Make sure you document all your sources of income accurately and completely. Dont let your mortgage underwriter or loan officer uncover any nasty surprises being unable to properly document your income is a major reason for loan denial.
The Lender Does Not Have A Physical Address
If the lender lists a physical address on its website, look up the address on a mapping website like Google Maps. If the address doesn’t exist or the lender lists a P.O. box as their address, chances are the lender is a scammer. A legitimate lender will have a valid physical address that’s clearly listed on their website.

President Joe Biden and the US Department of Education are set to launch a new initiative to forgive up to $20,000 of student loan debt. But before the student loan forgiveness program goes into effect, many borrowers could find themselves targeted by scammers seeking to take advantage. Biden’s relief plan would extend the current pause on student loan payments through Dec. 31. It’ll also forgive up to $10,000 in federal loans for qualified borrowers and cancel an additional $10,000 for Pell Grant recipients. However, where there are government relief programs, there are almost always scammers looking to exploit relief-seekers.
In August, the Federal Trade Commission began issuing more than $822,000 worth of checks to borrowers who lost money in a debt-relief scam from a group called Student Advocates. The FTC advised the nearly 15,000 check recipients to reach out to the FTC for verification if needed.
