Waiting on clear to close can be agonizing for a homebuyer, which is why we speed up this process as much as possible to get you to the closing table without delay. Our goal is to have you clear to close in as little as 10 days and the clock starts running as soon as we receive your loan application.

Clear To Close Timeline

How many days before closing do you receive mortgage approval? Clear to close timelines vary by lender and even underwriting team. There are also unique conditions that could extend the clear to close timeline, like irregularities in a loan application or spikes in mortgage team workloads. When lending activity is high in other words, when a lot of people are applying for mortgages and refis it may take underwriters more time to process loans.

Is No News Good News

Oftentimes, not hearing the words Clear to Close within the time frame you anticipated can be concerning.

However, no news can just as easily mean your lender is experiencing an unusually high volume of loan applications.

The best way to ease your concerns is to stay in touch with your loan officer.

Ask how often you should expect to receive updates, and in what form. For instance, should you be checking your email? Will your lender communicate via text? Or is there an online portal or app you can check to follow your loans progress?

Consistent communication is key. Ideally, your lender will reach out right away if there are any issues in the underwriting process. But if youve been waiting longer than expected, take it upon yourself to reach out and find out what might be causing the delay.

Check Your Approval Odds

Research the scores you need to get a particular card, and make sure it falls within your credit range, says Harzog.

As you go down the hierarchy of great scores high to low, your options are going to be a lot more limited, Harzog says. Just be sure in the first place you are not trying to apply for cards you cannot possibly be approved for at this time.

Hi there,

I’m new to this forum. My husband and I just bought and started renting out our second property and I’d like to buy one more property this year. But the thing is that although we own all our properties outright we got a loan this past June. Though we paid it off within a few months , it’s still on our record. Not only that, but we’d sort of done a loan application the fall before lastwhen we bought our first rental property. It got denied, if I recall, but we didn’t care because we had cash.

Anyway, to the banks, it looks like we’ve been running around asking for money. In reality, we own 3 properties outright and haven’t had so much as a late credit card payment in 20 years. Borrowing is a massive hassle for us for reasons I don’t want to get into. I WISH i could fast forward to 1.5-2 years from now when we can count our rental income as “income” for tax purposes.

My question is, how long should i wait at this point to apply for a loan from a bank? We have one aborted application from Nov 2015, one heloc from Jun 2016 paid off in October 2016. Should i wait until June 2017? Wait until we have 2 years of rental income on our taxes? Or look for alternate financing?

I’m in Hawaii, if that makes any difference. 🙂

You can also borrow from brick-and-mortar banks and credit unions . These institutions can sometimes fund your loan within one day, although the speed varies from bank to bank. If you have access to multiple banks, ask each one how long it takes to get a loan and choose the best one.

With local banks and credit unions, you can visit a branch and apply in person. This may be good if you can quickly get an appointment and gain access to the funds faster. But if its days before you can meet with the banker or the application requires information that you dont have on you at the time, applying online from home will probably be easier.

Whilst it’s possible to apply for several loans from different companies at the same time, there’s a good chance it will ruin your credit score and your chances of getting a credit in the future.

Sometimes it’s tempting to make multiple applications for credit. Some might think that the more applications the more chance of being accepted. Or you may simply be looking to see who will give you the best deal. And there’s certainly no limit to the number of applications you can make. You’re quite entitled to apply for as much credit as you wish.

But there are consequences for your credit rating when you apply for more than one loan or credit card in a short period of time.

Multiple loan applications can actually make it more difficult for you to obtain credit. This is because whenever you apply for any type of credit the lender will complete a credit check. This is the case if you apply for loans, credit cards or even a mobile phone contract, any applications for finance will result in a credit check.

How Long To Wait Depends On Your Situation

While it’s sensible to limit the number of credit card applications you submit overall, these circumstances make it particularly important:

  • When you’re improving damaged credit: As you rebuild credit, every credit action you take should put you on the path to a strengthened score. A hard inquiry can curb the progress you make by leading to a credit score drop, however slight. Avoid new credit applications unless you’re seeking a secured credit card that specifically aims to bolster your score. After that, wait a minimum of six months between credit card applications so that you have time to improve your credit before a new hard inquiry appears on your credit report.
  • Before or during the mortgage application process: When you apply for a mortgage, lenders look closely at your debt-to-income ratio . That means taking on new credit card debt before or while applying for a mortgage will increase your DTI and potentially affect your likelihood of approval. Plus, the hard inquiry could also lower your credit score, and every point counts during the mortgage process. The higher your score, the more likely you’ll get approved and the better rates and terms you’ll receive.

The Underwriter begins the loan underwriting process, reviewing all documentation to determine whether you qualify for a mortgage.

While the Loan Officer and Mortgage Consultant will do their best to submit a complete file during loan underwriting, an Underwriter may still have questions and/or require additional documentation to satisfy any conditions for a final approval.

In addition to the loan file submitted by processing, the Underwriter examines:

  • The completed appraisal
  • Other ancillary documentation pertinent to the loan

If the loan is approved, the borrower receives a list of conditions required to be met before receiving final approval and notification of Clear to Close.

Next step: The Loan Coordinator provides you with underwriting’s preliminary decision on the loan.

Whats The Best Reason To Give For A Personal Loan

Most lenders will let you apply for a loan provided its for a worthwhile purpose. This includes paying for a wedding, a car, a holiday, home improvements or to consolidate your debt.

While there is no best reason to put on your loan application, there are a number of things that youll be unable to get a loan for.     There are two good reasons to wait between credit card applications. The first reason is that 10 percent of your FICO credit score is based on a factor known as new credit.

    When you apply for a credit card, the lender conducts a credit inquiry on your credit report. Your credit score generally dips after each credit check, though it should bounce back fairly quickly. If there are too many recent credit inquiries on your account, your credit score could take a more significant hit. Why? Because lenders view a lot of recent credit inquiries as a signal that you might be planning on taking on a lot of debt.

    The other reason to wait before applying for new credit has to do with credit card application restrictions. Some credit card issuers automatically decline credit card applications if youve already opened a certain number of credit cards within a specific time period.

    Chase, for example, wont accept applicants who have opened more than five credit cards in the past 24 months. If you want to give yourself a better chance of being accepted, waiting between credit card applications is a smart move.

    Bank Of America Application Restrictions

    According to cardholder reports, Bank of America uses a 2/3/4 rule: You can only be approved for two cards within a 30-day period, three cards within a 12-month period and four cards within a 24-month period.

    This rule only applies to Bank of America® credit cards, though, not all credit cardsso, if youve taken out four cards from other credit issuers in the past year, you can still apply for a new card with Bank of America.

    Know How Long Should You Wait To Apply For Another Credit Card

    A general rule on how long you should wait between credit card applications is three to six months. Thats assuming youre going to benefit from getting another card and that you know how to use credit responsibly. More credit cards means more to manage, so you need to stay on top of your balances and payment due dates.

    When you apply for a credit card, the bank will look at how many recent hard credit inquiries you have from previous applications. Recent inquiries are one factor banks may use to deny your application, but whats considered too recent will vary by the bank.
