How To Refinance A Home Loan

The process for refinancing a home loan is similar in many ways to applying for any other home loan.

Borrowers still have the choice of which home loan to apply for, and you dont necessarily have to stick with the same lender who gave you your original loan.

In fact, a number of lenders offer incentives to people who refinance from a different bank.

Bear in mind, though, that these incentives arent the only factor to consider, and that you may have to pay certain application or switching fees if you do choose to change lenders.

How To Pay Off Loans Faster

One way to reduce the total cost of your loan is to pay it down faster. When you make extra payments toward the principal, you can reduce what you pay overall and pay off the loan before the original term ends.

However, youll want to check the fine print before you sign for a loan. Some lenders charge prepayment penalties for paying off your loan before the end of your term. When searching for a lender, be sure to find one that doesnt charge prepayment penalties. Getting out of debt faster is meant to save you money you dont want to end up paying extra instead.

In addition to paying extra toward your principal, Lattman and Tayne recommend the following tips for getting rid of your debt faster:

    • Avoid borrowing more than you need
    • Cut discretionary spending and put the savings toward reducing debt
    • Refinance to a shorter term or a lower interest rate
    • Look for ways to increase your income and put the extra money toward debt reduction
    • Use windfalls to make a lump-sum payment against your principal

What Home Loan Features Are Available In Australia

How to get best Home Loans??

Important features to consider when comparing home loans include extra repayments, redraw, offset account and split loan functionality.

Basic features like the ability to make free extra repayments are quite standard these days, even among the cheaper home loans on the market. However, if you want an offset account you may find your choice of home loan more limited.

Below are the main features to look out for:

    • Free extra repayments: Making extra contributions to your loan reduces your outstanding balance at a faster pace, potentially saving you thousands in interest over the long-run. Most variable rate loans allow you to make extra repayments while some fixed rate loans offer this feature, annual limits might apply.

    • Redraw facility: On loans they allow you to make extra repayments, a redraw facility will often be available in the event you need to retrieve those funds.

    • Split loan: If you can’t decide between the certainty of a fixed rate and the flexibility of a variable rate, consider splitting your loan. This will divide your loan into two smaller accounts, one assigned a fixed rate and the other a variable rate.

    • Offset account: An offset account functions like a normal bank account, except that every dollar held there is offset against your loan amount. So if you have a home loan of $500,000 and have $10,000 savings in your offset, youâll only be charged interest on $490,000.

What Types Of Home Loan Repayments Can Be Made

Like it or not, youâll need to pay back the money youâve borrowed with your home loan. To do that, most lenders will offer borrowers two different types of repayment options: principal and interest repayments or interest-only repayments.

    • Making principal and interest repayments means that youâll be paying back both the principal and the interest . This type of loan is usually the most common for owner-occupiers.

    • Interest-only repayments only cover the âinterestâ portion of the loan, meaning you wonât be making a dent into the âprincipalâ portion. Interest-only loans also generally come with higher rates than principal and interest loans, plus they can only be made for a limited time before borrowers are required to switch over to principal and interest repayments. These loans are usually more popular with property investors.

How To Compare Mortgage Rates In 5 Steps

How to Choose the Best Mortgage Lenders for Your Home Loan in 2020

Its easy to compare mortgage rates and fees if you know what youre doing. There are five basic steps:

  • Work on your credit and budget to get the best possible offer
  • Figure out which type of mortgage loan you need
  • Find lenders offering the type of loan youre looking for
  • Select your preferred lenders based on advertised rates, recommendations, customer reviews, and expert reviews
  • Request Loan Estimates from those lenders and compare the rates and fees in each offer
  • That last step comparing Loan Estimates is key to finding the best mortgage rate and most affordable mortgage overall.

How to read your Loan Estimates

A Loan Estimate is a standard document youll receive after completing a mortgage application with any lender.

The LE lists everything you need to know about a mortgage before signing on, including the interest rate, lender charges, loan length, repayment terms, and more.

Sample loan estimate, Page 1. Image: CFPB

The first page of the Loan Estimate clearly states your mortgage interest rate and projected monthly payment. Those are the numbers people often pay most attention to when shopping for home loans.

But the interest rate isnt the only part worth looking at.

You should also compare the estimated closing costs with each lender, as well as the closing cost breakdown shown on page two.

What To Do If Youre Denied

It is important when applying for a mortgage loan to select a product and amount that is right for you and your budget. Having an application denied is not the end of the world, even though it might feel that way.

If your application is denied by Chase, the bank says:

  • . The lender is legally required to tell you why you werent approved. Any information you can get will be invaluable.
  • Review your credit. If your application was denied because of your credit rating, its important to take action now to begin improving your score. On the flip side, if there were errors in your credit report, submit a dispute through all three credit reporting agencies.
  • Wait. Sometimes the timing of your application might have been the issue. For example the length of time on your current job, a recent bankruptcy, or a large and unexpected expense that messed with your DTI. In this case, your lender can give you a timeframe for when you can reapply.

    Should I Speak Multiple Lenders

Because each lender evaluates your financial status differently, its critical to assess offers from several lenders. Most financial experts advocate reviewing at least two to three separate estimates to get the best rate, fees, and conditions for your scenario. Both lender fees and mortgage rates are important factors to consider.

What Features Are Important To You

What is the best Age to go for a Home Loan??

Home loans that come with additional features can allow you to repay your mortgage sooner and give you more flexibility on your loan. For example, you may want an offset account so you can lower your interest repayments, or a home loan with a redraw facility so you can take out any extra cash youve put into your loan to pay for a renovation or other expense.

Its important to note that home loans packed with features can be more expensive than home loans that arent, so if features arent that important to you its worth keeping that in mind.

Which Mortgage Lender Has The Lowest Closing Costs

Closing costs are around 25% of the loan amount on average. Thats over $4,000 on a $200,000 loan a considerable amount of cash.

Just like mortgage rates, you can shop around for the lowest closing costs to minimize your outofpocket fees.

Heres how the top mortgage lenders compare for total loan costs, according to 2020 data from HMDA.

    Mortgage Lender
    1.79% $4,481

When youre shopping around, note that some closing costs cannot be negotiated because theyre set by third parties .

But lenders do have wiggle room when it comes to setting their own fees. So if you get multiple offers, you might have some leverage to negotiate your costs down.

Some homebuyers even get the seller to cover some or all of their closing costs. But thats not a guarantee, so you should still plan ahead for these expenses.

    How Are Mortgage Rates Determined

Borrowers applying for a mortgage loan should compare rates and terms among multiple lenders because mortgage rates can vary substantially. Each individual lender uses both economic factors and the borrower’s credentials to set rates.

Mortgage rates are affected by the federal funds rate, which is the rate set by the Federal Reserve . Banks use the federal funds rate when making overnight loans to other banks. Rates are also affected by what investors are willing to pay for mortgage-backed securities, which are groups of mortgage loans put together by institutional investors who buy loans on the secondary mortgage market. Because investors looking for fixed-income investments tend to compare mortgage-backed securities with 10-year Treasury yields, the Treasury yield affects rates as well.

The financial credentials of each individual borrower also have an impact on what rates will be available. Lenders price loans based on the perceived level of risk that a particular borrower won’t pay back their debt. Some of the factors lenders consider when setting rates for individual borrowers include:

While you cannot change the broad macroeconomic factors that affect your rate, you can take steps to lower it by improving your credit, saving for a larger down payment, and choosing a mortgage with a shorter loan repayment term.
