Is An Fha Loan Right For You
If youre still debating the merits of an FHA loan compared to a conventional loan, know that a conventional loan is not government-backed. Conventional loans are offered through Fannie Mae or Freddie Mac, which are government-sponsored enterprises that provide mortgage funds to lenders. They have more stringent requirements, so keep in mind that youll need a higher credit score and a lower DTI to qualify.
Regardless of whether you choose a conventional or FHA loan, know that there are a few other costs of which youll need to be aware. You’ll have to pay closing costs, which are the fees associated with processing and securing your loan. These can vary depending on the price of the house and the type of mortgage, but you should budget 3% 6% of your homes value.
You should also budget 1% 3% of your purchase price for maintenance. The exact percentage is going to depend on the age of the house. If your house is newer, odds are less things are likely to break right away. Meanwhile, if the house is on the older end, you may need to set aside more. Finally, if you live in an area with homeowners association fees, youll end up paying for those on a monthly or yearly basis.
Fha Loan Credit Score: Do You Qualify
Your credit score is one of the key factors in getting a mortgage. But you can buy a house even if your score is low especially if you opt for a government-backed mortgage, like an FHA loan.
FHA loan credit score requirements are more lenient than youll find with most conventional mortgages, making it easier to become a homeowner even if youve struggled credit-wise.
The FHA loan program is designed to help Americans overcome barriers to homeownership, and that includes credit score hurdles.
Fha Loan Requirements For Austin Tx And Travis County
This page updated and accurate as of October 19, 2021 FHA Mortgage Source
FHA loans were first introduced into the mortgage lending marketplace back in 1934 in an attempt to establish standard guidelines banks could follow that also came with a government-backed guarantee. Prior to this introduction, lending guidelines were essentially all over the map and many potential homeowners were left out of home ownership due to the large down payments required and relatively strict approval requirements.
Over the years, FHA loans have developed into one of the most attractive financing options in Austin, Texas and Travis County. FHA is the acronym for the Federal Housing Administration.
The government backed guarantee accompanies all FHA loans and in the form of a mortgage insurance policy. Should the loan ever go into default and the property foreclosed upon the lender is compensated for the loss as long as proper FHA lending guidelines were followed when the loan was initially approved. This mortgage insurance comes in two forms, an upfront mortgage insurance premium that is rolled into the loan amount and an annual premium that is paid monthly.
Of the three scores, lenders will throw out the lowest and highest score and use the middle score for qualifying purposes. If there is more than one borrower on the application, the lender uses the lowest of the middle scores provided.

Requirements For An Fha Streamline Refinance
An FHA Streamline Refinance allows you to refinance a current FHA loan with a minimum of fuss. Paperwork is minimized and there are no requirements for a credit check, income verification or an appraisal. As long as you are current on your mortgage payments, have no missed payments in the last six months and no more than one missed payment in the last year, you can qualify.
A Streamline Refinace must provide a “tangible benefit,” generally meaning you must be able to lower your current mortgage rate by at least one-half of a percentage point by refinancing. You can also shorten your loan term at the same time, such as switching from a 30-year to a 15-year mortgage.
A Streamline Refinance requires that you pay the upfront mortgage insurance premium and that you continue to pay annual mortgage insurance premiums if you are doing so on your current loan. Borrowers who obtained their current loans prior to June 1, 2009 need pay only a 0.10 percent upfront mortgage insurance premium and an annual premium of 0.55 percent those who obtained their current loans on or after that date pay the standard 1.75 percent upfront premium and the regular annual premium for their type of loan.
Fha Mortgage Insurance Requirements
Lenders are willing to offer FHA loans because they know that in the worst case scenario, where they have to foreclose on a home, the FHA will pay them back. That’s why you’ll sometimes see the FHA described as insuring home loans.
That FHA backing is funded by you, the homeowner, via FHA mortgage insurance. You’ll be required to make an upfront mortgage insurance premium equal to 1.75% of the loan amount at closing, though this can be rolled into the loan. After that, you’ll make monthly mortgage insurance payments. If your down payment is 10% or more, you’ll have to make these payments for 11 years.
But if you make a down payment of less than 10% on an FHA loan, the only way to get out of paying monthly FHA mortgage insurance is to refinance into a conventional loan. FHA mortgage insurance can’t be canceled the way private mortgage insurance can. The amount of insurance you’ll pay is calculated based on the length and total cost of your mortgage as well as the amount of your down payment.

Texas Fha Home Loan Criteria
This page updated and accurate as of October 19, 2021 FHA Mortgage Source
Texas FHA Home Loan Criteria: The Texas housing market is going strong with increased buying activity. More first time home buyers in Dallas, Houston, Austin, San Antonio, are now entering the market and looking for mortgage options that offer flexibility and manageable terms. The Federal Housing Administration is a mortgage insurer that helps first-time buyers get a great mortgage with a low down payment. In fact, approved homebuyers in Texas can purchase a home with as little as 3.5% down payment.
FHA mortgages are loans that are insured by the FHA to provide protection to the borrower in case he or she defaults. Individuals can acquire these loans from the FHA-approved lenders with flexible terms on down payment and secure fixed interest rate. However, since the market crash of 2007, the FHA has made a few adjustments to its policies that determine whether or not you qualify for FHA-insured loans.
Your credit score and history play a crucial role in determining your eligibility of an FHA-insured loan. Your current credit report and history will allow the lender to have a better understanding of your financial situation. Hence, it goes without saying that credit history with many late payments, poor financial decisions, and delinquency will limit the mortgage options that you will be able to acquire.

What If You Dont Qualify For An Fha Loan
If you dont meet standard FHA loan requirements, consider taking the following actions to eventually help you get approved:
1. Boost your cash reserves. Lenders care about reducing the risk that youll stop making your agreed-upon mortgage payments each month. If you can show you have a significant amount of savings to withstand a financial setback, this may help your loan application.
2. Clean up your credit. Make all payments on time, as your payment history has the most impact on your . You should also review your credit reports for errors and dispute them.
3. Pay down your debt. The less outstanding debt you have, the lower your DTI ratio may go. A lower ratio indicates to your lender that you wont be stretched thin financially by taking on an FHA loan.

More About The Fha Loan Program
The 1920s was a great time in America. Everything seemed feasible through modern technology such as cars, movies, and radio.
However, during the crash of 1929, the defaults and foreclosures skyrocketed.
Refinance was not available, many borrowers were unemployed and were unable to make mortgage payments.
When banks collected the loan collateral in form of foreclosed homes the low property values resulted in a relative lack of assets.
Due to this, homeownership was very difficult.
The national housing act of 1934 created the Federal Housing Administration Which was established primarily to increase home construction, reduce unemployment, and operate various loan insurance programs.
Its intention was to regulate the rate of interest and the terms of mortgages that were insured. This gave birth to FHA loan programs.
The government created federally insured loans that gave mortgage lenders peace of mind, reduce lender risk, and stimulate the housing market.
These lending practices increased the number of people who could afford a down payment on a house and a monthly debt service payment on their mortgage, thereby, also increasing the size of the market for single-family homes.
In 1965, the FHA became a part of the housing and urban development.
How Much Can You Borrow
FHA loan requirements limit how much you can borrow. In most of the United States, the loan limit is $294,515 for a single-family home. However, in counties with high real estate values, that limit can go as high as $679,650 in the lower 48 states and up to $721,050 in Hawaii .
Higher loan limits are allowed for 2, 3 or 4-unit residences, ranging as high as $1,386,650 for a 4-unit residence in Honolulu. For a complete table of loan limits by county, see the FHA Mortgage Limits List on the HUD web site.

Student Loans And Fha Loan
There is an important update on how mortgage lenders must calculate students loans for FHA loans that recently took in effect. It affects how borrowers may qualify for an FHA loan, mostly affecting the borrowers debt-to-income ratio in a negative way.
Mortgage lenders must calculate the borrowers student loan payment as follows:
- The greater of 1 percent of the outstanding balance on the loan, or the monthly payment reported on the credit report
- The actual documented payment as long as the payment will fully amortize the loan over its term.
To put it into perspective, say a borrower has $80,000 in student loans on an income-based repayment and the credit report is showing a monthly payment of $140. Under the new rule, the lender must use 1% of the balance which is $800 instead of the $140 which shows on the credit report.
A deferred student loan doesnt exempt any borrower either. If there is no payment showing on the credit report, the 1% rule will apply. This will push the borrowers debt-to-income ratio higher than the regular payment, hence, making the loan out-of-reach for most borrowers with a student loan.
For all case numbers assigned on or after August 16, 2021 and effective immediately, the new rule for outstanding student loans will be as follows:
- use the payment amount reported on the credit report or the actual documented payment, or
- use 0.5 percent of the outstanding balance if the monthly payment is showing zero on the credit report.
