Requirements For An Fha Streamline Refinance

An FHA Streamline Refinance allows you to refinance a current FHA loan with a minimum of fuss. Paperwork is minimized and there are no requirements for a credit check, income verification or an appraisal. As long as you are current on your mortgage payments, have no missed payments in the last six months and no more than one missed payment in the last year, you can qualify.

A Streamline Refinace must provide a “tangible benefit,” generally meaning you must be able to lower your current mortgage rate by at least one-half of a percentage point by refinancing. You can also shorten your loan term at the same time, such as switching from a 30-year to a 15-year mortgage.

A Streamline Refinance requires that you pay the upfront mortgage insurance premium and that you continue to pay annual mortgage insurance premiums if you are doing so on your current loan. Borrowers who obtained their current loans prior to June 1, 2009 need pay only a 0.10 percent upfront mortgage insurance premium and an annual premium of 0.55 percent those who obtained their current loans on or after that date pay the standard 1.75 percent upfront premium and the regular annual premium for their type of loan.

How do I apply for an FHA loan in Texas?

Lenders are willing to offer FHA loans because they know that in the worst case scenario, where they have to foreclose on a home, the FHA will pay them back. That’s why you’ll sometimes see the FHA described as insuring home loans.

That FHA backing is funded by you, the homeowner, via FHA mortgage insurance. You’ll be required to make an upfront mortgage insurance premium equal to 1.75% of the loan amount at closing, though this can be rolled into the loan. After that, you’ll make monthly mortgage insurance payments. If your down payment is 10% or more, you’ll have to make these payments for 11 years.

But if you make a down payment of less than 10% on an FHA loan, the only way to get out of paying monthly FHA mortgage insurance is to refinance into a conventional loan. FHA mortgage insurance can’t be canceled the way private mortgage insurance can. The amount of insurance you’ll pay is calculated based on the length and total cost of your mortgage as well as the amount of your down payment.

The 1920s was a great time in America. Everything seemed feasible through modern technology such as cars, movies, and radio.

However, during the crash of 1929, the defaults and foreclosures skyrocketed.

Refinance was not available, many borrowers were unemployed and were unable to make mortgage payments.

When banks collected the loan collateral in form of foreclosed homes the low property values resulted in a relative lack of assets.

Due to this, homeownership was very difficult.

The national housing act of 1934 created the Federal Housing Administration Which was established primarily to increase home construction, reduce unemployment, and operate various loan insurance programs.

Its intention was to regulate the rate of interest and the terms of mortgages that were insured. This gave birth to FHA loan programs.

The government created federally insured loans that gave mortgage lenders peace of mind, reduce lender risk, and stimulate the housing market.

These lending practices increased the number of people who could afford a down payment on a house and a monthly debt service payment on their mortgage, thereby, also increasing the size of the market for single-family homes.

In 1965, the FHA became a part of the housing and urban development.

How Much Can You Borrow

FHA loan requirements limit how much you can borrow. In most of the United States, the loan limit is $294,515 for a single-family home. However, in counties with high real estate values, that limit can go as high as $679,650 in the lower 48 states and up to $721,050 in Hawaii .

Student Loans And Fha Loan

There is an important update on how mortgage lenders must calculate students loans for FHA loans that recently took in effect. It affects how borrowers may qualify for an FHA loan, mostly affecting the borrowers debt-to-income ratio in a negative way.

Mortgage lenders must calculate the borrowers student loan payment as follows:

  • The greater of 1 percent of the outstanding balance on the loan, or the monthly payment reported on the credit report
  • The actual documented payment as long as the payment will fully amortize the loan over its term.

To put it into perspective, say a borrower has $80,000 in student loans on an income-based repayment and the credit report is showing a monthly payment of $140. Under the new rule, the lender must use 1% of the balance which is $800 instead of the $140 which shows on the credit report.

A deferred student loan doesnt exempt any borrower either. If there is no payment showing on the credit report, the 1% rule will apply. This will push the borrowers debt-to-income ratio higher than the regular payment, hence, making the loan out-of-reach for most borrowers with a student loan.

For all case numbers assigned on or after August 16, 2021 and effective immediately, the new rule for outstanding student loans will be as follows:

  • use the payment amount reported on the credit report or the actual documented payment, or
  • use 0.5 percent of the outstanding balance if the monthly payment is showing zero on the credit report.
