NEW FHA Loan Requirements – First Time Home Buyer – FHA Loan 2022

On February 9, 2022, HUD held a webinar explaining how Public Housing Agencies can further affordable homeownership in their communities through federal housing programs and assistance. See the video and presentation materials here.

HUD wants to help public housing residents become homeowners.

A Public Housing Authority may sell public housing units to their residents and other eligible low-income families in their communities for purposes of homeownership.

A PHA may combine a Public Housing homeownership plan with the HCV homeownership assistance program if it meets the requirements of both programs.

Not all PHAs have a homeownership program for public housing residents. Contact your local public housing agency for additional details.

In addition, a PHA can also use Capital Funds for eligible homeownership activities, including providing financial assistance to public housing residents. For lower-income borrowers, the HomeReady Mortgage program could help. This loan program is similar to the Freddie Mac Home Possible program, but it’s easier to qualify for. The HomeReady Mortgage program requires only 3% down and a minimum credit score of 620. You will also have to complete a homeownership education course. Unlike the FHA loan, this program does not place geographical restrictions on mortgage limits. You can also use grants and gifts from nonprofit organizations, churches or family members to help fund your down payment, and no minimum personal funds are required.

You’ll also need to purchase PMI if your down payment is under 20%, but you can cancel your mortgage insurance once you reach 20% equity in your home.

About Fha Mortgage Insurance Premiums

Its important to note that, although FHA insurance protects lenders, borrowers pay for it.

If you get an FHA loan, youll cover the cost of FHA insurance by paying for Mortgage Insurance Premium .

MIP includes an upfront charge, equal to 1.75% of the loan amount, which can be paid at closing or rolled into the loan. And theres an annual charge equal to 0.85% of the loan amount.

The annual payment will be divided into installments and added to your monthly mortgage payment.Paying for MIP is the main drawback of using an FHA loan. However, if you stay in the house long enough, you can refinance to a loan with no MIP. So youre not stuck with this extra cost forever.

Prepare Documents For Your Fha Application


Gather important personal and financial files when you apply for an FHA loan. Some of these requirements include the following:

  • Proof of U.S. citizenship OR
  • Proof of legal permanent residency or authorized to work in the U.S.
  • Valid Social Security number
  • Bank statements and pay stubs in the last 30 days
  • Tax return form
  • Employment records

Your lender may be able to procure other documents such as your credit report, employment record, and income tax returns. But if youre a student without any credit history, they will require additional documentation.

Fha 203b Loan: Best For Buying A Home

FHA 203b loan is the official government name for the standard FHA-backed mortgage. 203b loans rarely get called by their proper name. Mortgage lenders, real estate agents, and everyone else calls them FHA loans.

The FHA 203b loan is the default mortgage option for FHA-backed buyers. It allows for a 3.5 percent down payment, flexible mortgage guidelines, and a low minimum credit score.

How Do Fha Loans Work
